{"id":1043,"date":"2012-02-10T08:36:20","date_gmt":"2012-02-10T07:36:20","guid":{"rendered":"http:\/\/www.mafuturemaison.fr\/dossier\/?p=1043"},"modified":"2015-08-03T11:08:22","modified_gmt":"2015-08-03T09:08:22","slug":"prets-immobiliers-en-2012-tendance-a-la-baisse","status":"publish","type":"post","link":"https:\/\/www.mafuturemaison.fr\/dossier\/financer\/prets-immobiliers-en-2012-tendance-a-la-baisse\/","title":{"rendered":"Pr\u00eats immobiliers en 2012 : tendance \u00e0 la baisse"},"content":{"rendered":"<p>Selon deux \u00e9tudes de l\u2019Observatoire Cr\u00e9dit immobilier\/CSA et de la F\u00e9d\u00e9ration bancaire fran\u00e7aise\/Sofres, l\u2019ann\u00e9e 2012 s\u2019annonce mal pour les<strong> pr\u00eats immobiliers. <\/strong><\/p>\n<p>Les chiffres de 2011 attestent d\u2019une relative mais bonne \u00e9volution des pr\u00eats, qui ont certes peu augment\u00e9 (5\u00a0%), mais qui n\u2019ont pas diminu\u00e9 malgr\u00e9 la crise, notamment gr\u00e2ce \u00e0 certains dispositifs fiscaux int\u00e9ressants pour les acqu\u00e9reurs (<strong>PTZ<\/strong> et loi Scellier en particulier).<\/p>\n<p>En 2012, il semble que la conjoncture ne soit plus si favorable, et que la situation se d\u00e9t\u00e9riore. En effet, le montant total des pr\u00eats immobiliers consentis ne s\u2019\u00e9l\u00e8verait qu\u2019\u00e0 130 milliards (-\u00a020% par rapport \u00e0 l\u2019ann\u00e9e pr\u00e9c\u00e9dente), ce qui correspond aux chiffres annuels de l\u2019ann\u00e9e 2004, et donc \u00e0 une r\u00e9elle r\u00e9cession, apr\u00e8s une croissante continue depuis plusieurs ann\u00e9es.<\/p>\n<p>Les \u00e9tudes cit\u00e9es d\u00e9gagent trois \u00e9l\u00e9ments principaux qui expliquent cette baisse\u00a0:<\/p>\n<p>D\u2019abord la suppression du <a title=\"PTZ+\" href=\"http:\/\/www.bienconstruire.net\/noubliez-pas-le-ptz-pour-faire-construire\/\" target=\"_blank\">Pr\u00eat \u00e0 taux z\u00e9ro<\/a> (PTZ+) pour l\u2019achat de logements anciens.<\/p>\n<p>Ensuite la suppression de certains avantages fiscaux li\u00e9s \u00e0 la loi Scellier (notamment ceux ocncernant les acheteurs\u00a0 qui acqui\u00e8rent un bien pour la location).<\/p>\n<p>Enfin, les demandes de pr\u00eats en elles-m\u00eames devraient diminuer, les acqu\u00e9reurs \u00e9tant plus frileux quant \u00e0 la conjoncture g\u00e9n\u00e9rale, et redoutant la hausse des taux, \u00e9galement annonc\u00e9e.<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Selon deux \u00e9tudes de l\u2019Observatoire Cr\u00e9dit immobilier\/CSA et de la F\u00e9d\u00e9ration bancaire fran\u00e7aise\/Sofres, l\u2019ann\u00e9e 2012 s\u2019annonce mal pour les pr\u00eats immobiliers.
