{"id":4960,"date":"2015-11-24T10:57:30","date_gmt":"2015-11-24T09:57:30","guid":{"rendered":"http:\/\/www.mafuturemaison.fr\/dossier\/?p=4960"},"modified":"2022-04-07T20:22:51","modified_gmt":"2022-04-07T18:22:51","slug":"un-ptz-ameliore-pour-2016","status":"publish","type":"post","link":"https:\/\/www.mafuturemaison.fr\/dossier\/construire\/un-ptz-ameliore-pour-2016\/","title":{"rendered":"Un PTZ am\u00e9lior\u00e9 pour 2016"},"content":{"rendered":"<p><a href=\"https:\/\/www.mafuturemaison.fr\/dossier\/wp-content\/uploads\/2013\/12\/PTZ.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-full wp-image-2664\" src=\"https:\/\/www.mafuturemaison.fr\/dossier\/wp-content\/uploads\/2013\/12\/PTZ.jpg\" alt=\"PTZ\" width=\"150\" height=\"150\" \/><\/a>Le <strong>PTZ<\/strong> devrait connaitre une r\u00e9forme pour favoriser la construction de logements\u00a0: ses nouvelles modalit\u00e9s d\u2019octroi du <strong>pr\u00eat \u00e0 taux z\u00e9ro<\/strong> devraient permettre \u00e0 de plus nombreux m\u00e9nages d\u2019<strong>acheter leur maison<\/strong>.<\/p>\n<p>Simplifi\u00e9 et \u00e9largi, le <strong>nouveau PTZ<\/strong> entrerait en vigueur le 1<sup>er<\/sup> janvier 2016 pour deux ans.<\/p>\n<p>&nbsp;<\/p>\n<h2>40 % du co\u00fbt de l\u2019achat d\u2019une maison neuve<\/h2>\n<p>D\u2019abord, le PTZ 2016 permettrait de financer 40 % du co\u00fbt d\u2019une maison neuve.<\/p>\n<p>La <a title=\"ptz\" href=\"http:\/\/www.bienconstruire.net\/pret-a-taux-zero-ce-qui-change-des-octobre-2014\/\" target=\"_blank\">version actuelle<\/a> du pr\u00eat \u00e0 taux z\u00e9ro couvre soit 18 soit \u00a026\u00a0% d\u2019une op\u00e9ration d\u2019achat, cela repr\u00e9sente donc un apport bien plus important, ce qui devrait encourager les acqu\u00e9reurs potentiels \u00e0 devenir propri\u00e9taires.<\/p>\n<h2>Hausse des plafonds de revenus<\/h2>\n<p>Pour \u00e9largir l\u2019assiette des b\u00e9n\u00e9ficiaires du pr\u00eat \u00e0 taux z\u00e9ro, le gouvernement propose d\u2019augmenter les <strong>plafonds de revenus<\/strong> des b\u00e9n\u00e9ficiaires potentiels.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-large wp-image-4961\" src=\"https:\/\/www.mafuturemaison.fr\/dossier\/wp-content\/uploads\/2015\/11\/151124-ptz-dplafonds-rev-1024x437.jpg\" alt=\"151124 ptz dplafonds rev\" width=\"660\" height=\"282\" srcset=\"https:\/\/www.mafuturemaison.fr\/dossier\/wp-content\/uploads\/2015\/11\/151124-ptz-dplafonds-rev-1024x437.jpg 1024w, https:\/\/www.mafuturemaison.fr\/dossier\/wp-content\/uploads\/2015\/11\/151124-ptz-dplafonds-rev-300x128.jpg 300w, https:\/\/www.mafuturemaison.fr\/dossier\/wp-content\/uploads\/2015\/11\/151124-ptz-dplafonds-rev.jpg 1090w\" sizes=\"auto, (max-width: 660px) 100vw, 660px\" \/><\/p>\n<h2>Diff\u00e9r\u00e9 de remboursement allong\u00e9<\/h2>\n<p>Le <strong>diff\u00e9r\u00e9 de remboursemen<\/strong>t serait applicable \u00e0 tous les cat\u00e9gories de m\u00e9nages, alors qu\u2019aujourd\u2019hui les pr\u00e9tendants au PTZ les plus ais\u00e9s ne peuvent pas en profiter.<\/p>\n<p>Les diff\u00e9r\u00e9s de remboursement passent \u00e0 5, 10 ou 15 ans selon les cat\u00e9gories de m\u00e9nages(d\u00e9finies selon les revenus).<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-4962\" src=\"https:\/\/www.mafuturemaison.fr\/dossier\/wp-content\/uploads\/2015\/11\/151124-ptz-differe-remb.jpg\" alt=\"151124 ptz differe remb\" width=\"600\" height=\"154\" srcset=\"https:\/\/www.mafuturemaison.fr\/dossier\/wp-content\/uploads\/2015\/11\/151124-ptz-differe-remb.jpg 1022w, https:\/\/www.mafuturemaison.fr\/dossier\/wp-content\/uploads\/2015\/11\/151124-ptz-differe-remb-300x77.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/p>\n<p>De plus, les m\u00e9nages les plus modestes auraient aussi la possibilit\u00e9 de rallonger ce diff\u00e9r\u00e9 sur 20 ans au moins, de mani\u00e8re \u00e0 baisser leurs mensualit\u00e9s de remboursement si cela s\u2019av\u00e8re n\u00e9cessaire.<\/p>\n<h2>Et dans l&rsquo;ancien ?<\/h2>\n<p>Et enfin, pour ceux qui souhaitent acheter dans l\u2019ancien, il serait possible de b\u00e9n\u00e9ficier du PTZ \u00e0 ce titre, \u00e0 condition de pr\u00e9voir 25% de travaux dans le co\u00fbt total de l\u2019op\u00e9ration d\u2019achat. Ses travaux doivent concerner l\u2019isolation, le chauffage, l\u2019eau chaude sanitaire, l\u2019\u00e9nergie, etc.<\/p>\n<h2>En conclusion<\/h2>\n<p>Le nouveau PTZ, qui co\u00fbterait 2 milliards d\u2019euros au Gouvernement, permettrait de relancer la construction de logements neufs, notamment en encourageant les primoacc\u00e9dants \u00e0 acheter, gr\u00e2ce \u00e0 ces conditions plus avantageuses.<\/p>\n<p>Si <a title=\"PTZ\" href=\"http:\/\/www.territoires.gouv.fr\/renforcement-du-pret-a-taux-zero-pour-favoriser-l-accession-des-le-1er-janvier-2016\" target=\"_blank\">l\u2019objectif des 120 000 PTZ\u00a0par an<\/a> que s\u2019est fix\u00e9 la ministre du Logement <strong>Sylvia Pinel<\/strong> est atteint, cela permettrait \u00e9galement de soutenir le secteur du b\u00e2timent, et de cr\u00e9er 50 000 emplois.
